Category 3 Loss

A Category 3 Loss is that which is highly contaminated and could cause death or serious illness if consumed by humans. Water contains pathogenic agents that can cause serious harm. Examples: sewage, rising flood water from rivers and streams, ground surface water flowing horizontally into homes, or category 2 water that has remained untreated for many days.

Category 3 Loss Mitigation Process:

  1. Contain the water and the contamination
  2. Protect the environment
  3. Apply disinfectant/biocide/antimicrobial treatment to stop or discourage growth of mold, mildew, biological contamination, and to treat already existing contamination
  4. Extract water and moisture from the environment
  5. Move content away from affected areas
  6. Tear-out carpet padding
  7. Tear-out affected drywall, base & case, and insulation
  8. Apply antimicrobial again
  9. Enhance drying of the entire affected environment through the use of air movement, heat, and dehumidification
  10. Replace torn out padding, drywall, base & case, and insulation
  11. Clean the environment
  12. Prepare for re-occupancy

Because category 3 may contain disease causing pathogens we tear out and replace all porous materials that are affected. Our rules and regulations set forth by the IICRC direct us to tear out drywall 6-12 inches above the wet line. All carpeting, padding, and laminate flooring will be torn out and replaced. Baseboard, casing, and insulation will also be torn out and replaced.
